				<content:encoded><![CDATA[<p>Bruce Stafford Architects designed a house for a family in the Bellevue Hill area of Sydney, Australia. Having no expansive external views, the house creates its own vistas and depth of field through the use of permeable spaces which connect to landscape. These spaces are designed to capture different qualities of natural light, creating a moving tapestry as the house responds to the shifting sunlight.</p>
<p>The main house embodies solidity, reliability, dependability – it is a place of safety providing a protective anchor for the lighter elements.  A timber box is held lightly within the solidity of the curving concrete form, and is separated by a glass light well that extends through the centre of the house. The finely slatted box in the form of a cocoon provides a resting place for the children.</p>

The site fronts George Street, with a significant secondary frontage to a newly created public space, Sydney Cove Square.</p>
<p><span style="color: #666666; font-family: Arial, Helvetica, sans-serif;"><span style="font-size: 12px; line-height: normal;">The site has quite unique challenges, having to accommodate usage ranging from the street including vehicular, ceremonial, retail, commercial, pedestrian and public transport to collide and disseminate in multiple directions.</span></span></p>
<p style="color: #666666; font-family: Arial, Helvetica, sans-serif; font-size: 12px; line-height: normal;">The facade, informed by its environmental response, creates a visually rich screen of constantly changing patterns of light and movement, expressing its internal functions, adding an ever changing layer of visual delight to the cityscape.</p>

<p style="color: #000000; font-family: Arial; font-size: 14px; line-height: normal;">This family house is located close to Tamarama beach and enjoys views of the beach from the upper level. The client sought a minimal light beach house.</p>
<p style="color: #000000; font-family: Arial; font-size: 14px; line-height: normal;">The existing house had a lush tropical garden at the rear. The Architect sought to preserve this garden and focus the house so that it opened onto the garden as a large out door room which would be an extension of the living area.</p>
<p style="color: #000000; font-family: Arial; font-size: 14px; line-height: normal;">The house was designed according to the principles of passive sustainable design. It uses natural materials such as timber. The central atrium and extensive use of glass louvers maximise natural ventilation and the use of large overhangs promote sun shading. The use of expansive upper deck areas maximise the use of spatial flow and integration with the site.</p>
<p><span style="color: #000000; font-family: Arial;"><span style="font-size: 14px; line-height: normal;">The house has 3 bedrooms and a family room upstairs, it has an open plan living, dining and kitchen on the lower level with separate bedroom/study, laundry and guest bathroom on the lower level. The external – beach house’ feel of the house is typical of the area. As time goes on, the untreated external timber battens will grey to reflect a weathered sea-side feel.</span></span></p>

<p>According to The Principals, &#8220;The project aims to answer the question &#8216;What if architecture responded to our presence?&#8217; This project is a realization of our ultimate ambition, which is to design spaces and objects that expand upon our understanding of the built realm without abandoning its history.&#8221;</p>
<p>&#8220;Soon, just as we can sense a space as calm, contemplative or frenetic &#8230; space itself will be able to sense our presence and react accordingly.&#8221; With the help of 20 students from the Art Institute of New York a prototype of Cosmic Quilt was created; a combination of technology, sensors, micro controllers and motors, with traditional craft in the form of quilt making.</p>

<p>It’s like a half space, half enclosed, half open. Neither in nor out – a new version of the good old Aussie verandah.<br />
Its like a giant multi-sensory organ, the sun, the sky, the breeze and the sound and smell of the sea – When you arrive here of an evening and stand here and see the stars, no matter how still it is, you smell the sea – suck it in, it transforms you, reminds you (of what matters), it’s a kind of tonic.</p>

We like the buildings that make you smile (not laugh). It makes people smile, a building with the smallest façade on the peninsula – the building begins as the letterbox and unfurls to become this healthy scaled verandah, to some it is an upturned boat, to others it a wave a cliff. We like it being many things – people stop and ask us, we just say it is what it is to you.</p>

We wanted to show respect – the peninsula needs it, and the scale here was modest beach suburban – we wanted to respect that scale – and yet as you walk along the deck the scale sneaks up on you – before you know it your immersed and surrounded by the scale of the house – a bit like life really.</p>

The peninsula is the place where you suspend formality and convention for a while – we wanted the building to do this and to remind you of that – it moves too far from architectural convention towards the other disciplines &#8211; that was the intention. It becomes ambiguous – What is it? Where is the front door? You don’t need a ‘front door’ in a holiday house – you just find your way in.</p>

</span></span>Late on a sunny afternoon, when you are all salty, it is a great place to sit; the afternoon sun gives the wall a golden glow, which is echoed by the golden beer in your hand. You sit and watch the kids do what kids do – the things they forget to do when you are in the city.</div>
<p>&nbsp;<br />
The inside of this golden wall is vivid red; the support structure and the support shelves which in time will become deposits of beach memories, the much leafed book, the photos, the bric-a-brac of beach holidays and markers of the quintessential Australian family life – when that happens maybe that will then become ‘my space’ also.</p>

<p>Apartments in stage one of the pet-friendlyAustraliaTowerswere snapped up quickly, with most buyers from the inner west, the Hills district and the Shire.</p>
<p>They become the first permanent residents of, arguably, the most dynamic community inSydney. The NSW Government recognises Sydney Olympic Park as a precinct of State significance and its prosperity seems assured, with a forecasted population of 50,000, plus 20,000 daily visitors, by 2030.</p>

<p>Buoyed by the overwhelming demand for the initial 216 apartments inAustraliaTowers, the second stage of a high-rise ‘trilogy’ onAustralia Avenuehas been launched.</p>
<p><em>ATII</em>  will have 267 apartments, ranging from one-bedroom to four-bedrooms.</p>

<p>The curvaceous 25-storey tower is being jointly developed by Ecove and SOPA (Sydney Olympic Park Authority).</p>
<p>Construction is scheduled to start mid-year, with completion expected by early 2014.</p>
<p>Apartments in stage one of Australia Towers were snapped up quickly, and Colliers International sees this demand continuing. “There was a broad mix of investors, owner-occupiers, workers from the many local businesses, first home buyers and even some empty nesters,” saidDavidChittenden, General Manager of Residential for Colliers International. “Most buyers came from the inner west, the Hills district, and the Shire.”</p>
<p><em>AT II</em> has been designed by Bates Smart in an elliptical shape inspired by the iconic geometry of the nearby stadia. As well as looking spectacular, <em>ATII</em> is environmentally-sound and ecologically-efficient.</p>
<blockquote><p><strong><span style="background-color: #fef200;">“We’ve given the building ‘gills’ so that it can breath,” said Philip Vivian, a director of Bates Smart about the competition-winning design. “Vertical slots on the northern and southern sides of the facade encourage natural airflow through the apartments and the communal spaces.&#8221;</span></strong></p>

<p>Floor-to-ceiling glass windows and spacious balconies allow residents to capture the expansive views – north over Homebush Bay to Chatswood, east to the Sydney CBD, south over Bicentennial Park to Sydney Airport and west to the Blue Mountains.</p>
